Sue Adler To Have Her Own Signature Sandwich at Millburn Deli

Sue Adler posing in her new Millburn Deli attireLast night my husband and I attended the Millburn-Short Hills Newcomers Club Winter Gala at the beautiful Beacon Hill Club in Summit. There was an amazing turnout and I got to see so many of my clients -so it was alot of fun for me. There was a silent auction, and the first item, which quickly caught my eye, was  “Create your own signature sandwich at the Millburn Deli. Your sandwich will appear on the sandwich board for six months.” I instantly got excited  – I mean how amazing would this be for marketing? – seriously!  

Well, I  put in a bid. A few hours later I noticed that I was outbid and the auction was nearing the end, so I stood by the table, feeling really competitive ( I cant help it, I’m just that way when I really want something) and made sure my bid was the highest.  So, yes, YAY, I won my own signature sandwich!!!! So here’s where I need your help.

What should I name my Millburn Deli sandwich? And what should be IN this signature sandwich?

At first I thought “The Sassy Sue Adler” – roast beef with melted provolone with sassy horseradish sauce. But it’s too much like another griller they have.

Then in the middle of the night I thought…. how bout “The SueAdler.combo”? ( SueAdler DOT combo -  Get it? ) But what to put in the combo?  Between appointments today I built my ideal sandwich in my mind… Turkey, avocado, sun dried tomatos, cucumbers, and goat cheese on a whole grain roll or a whole grain something or other. 

Please be creative and share your ideas and do NOT be shy. And if you had to name your own deli signature sandwich, what would you name it and what would you put in it? Help! I’m being held hostage by my listing agent!

held hostageToday is the third time in recent weeks that  a Seller who is listed with another local agency, has contacted me to say  that they are unhappy with their current agent and the Broker will NOT release them from the listing contract.  The one I heard from today has been  locked into a  contract with this agency for….sit down for this one….  FIFTEEN months (I believe it was renewed after a year and now runs several more months).  She said that she is so disgusted that she is going to make sure that anyone she knows looking to hire a Realtor does NOT use this company.  Now, why would this company want to risk ruining their reputation by holding an unhappy client hostage?  Where is the win-win here?

Moral of the story, if  you’re interviewing Realtors, do yourself a favor and make sure your contract has a clause stating that it is cancellable with a reasonable  amount of notice.  Agents who offer this obviously have the confidence in their ability to get your house sold , and agents who insist on locking you into a long contract because it’s their company policy, well… as far as I’m concerned, their company policy needs to be a win-win, or no deal.

Sue Adler Team Client “Mix and Mingle” Party Buzzzzz

Four years ago,  I started throwing an annual client party for two reasons. The first is obvious – to show my clients appreciation for being so amazing to me.  After the first party I realized how many friendships were formed from my party because so many of our team’s buyers are new to Short Hills, Maplewood, Livingston, Summit, Chatham, etc..  So in many ways, I feel like its become more of a Newcomers Club party, where we have new relocation buyers coming each year, as well as our yearly regulars, who have made friends with each other. Its always alot of fun.

Needless to say, when I saw the client inverviews in the video, it made me smile. I’m really proud of my team.  Other agents always are trying to figure out our success but the truth of the matter is -  at the end of the day, aside from the skill it takes to do what we do, if you work from your heart and are truly an advocate for your client, and care, that’s what matters most and what the clients remember in the end.

I’m really grateful for the friends I’ve made through my business and I probably don’t express that enough.  

  Referrals from my clients  now account for 70% of my business and my team is currently #2 in the entire MLS YTD for dollar volume production, and #1 in the midtown direct towns for units! THANK YOU!! 
So…since I do so much relocation, I’ve got this great idea for relocation buyers that I’m finally putting into action. Could use your input…..  I’ve hired a professional videographer to shoot town videos of Millburn, Short Hills, Maplewood, South Orange, Summit, Livingston and Chatham.

Bicycle, Bicycle…I want to ride my Bicycle. Ode to Freddie Mercury.

I was stopped at a light at the corner of Morris Tpke. and Millburn Ave. when four teenage girls, say 14 or 15 years old, nearly gave the “MOM”in me a heart attack. Two of the girls dangerously ignored the cross signal and road their bikes across the busy street narrowly avoiding oncoming traffic. The other two waited until it was slightly safer to ride across, but if any of their mothers had been there..OY!

It was a reminder to me, of how tough runners/walkers/bikers have it in parts of our town.Now, that particular intersection is definitely not a good place to bike (Morris Turnpike is infamous for lots of car to car accidents) but this incident begs the question: Where IS there a good place to ride in our downtowns?

In our area the number of residents who are thinking along the same lines seems to be hitting a critical mass. On July 21st a vote on this issue is scheduled at the Millburn Township Committee Meeting. If passed, it will provide bike lanes and safer bike travel around a portion of South Mountain Reservation from Brookside Drive to Ridgewood Road. The project is supposed to include striping along Glen Avenue, road markers with the bicycle symbol, and kiosks with information about the path and signs. In addition to running along Glen Avenue, the path would link to downtown Millburn on Lackawanna Place. Now this is something everyone (especially all of us Greenies) would love to see happen! South Orange 2008 Year End Home Sale Prices, Stats, and market update

If you look at South Orange end of year 2008 home sale stats, you’ll notice that there were 15 closed sales, which is similar to May and July of 2008 – not too shabby consider how the press plays it out! There is very low inventory here in the high end as well so if you’re selling your beautiful estate home in Montrose, Newstead or Upper Wyoming, you have very little competition right now.

Summit, NJ Year End Home Sale Prices, Stats, and market update

If you are in the market to buy or sell real estate in Summit, it is important to understand the trends in number of Active Listings, Average Days on the Market, and listing prices vs. sale prices so that you have the information to make an informed decision. We compile the home sales monthly so sign up if you’d like to receive the sales in your neighborhood via email.  
Currently, the Summit NJ real estate market has very low inventory. From Oct 1 to Jan 1, only ONE home has sold for over $2M. I think that’s because alot of the wall street crowd have been in a holding pattern – what will bonuses be? Will I have a job? You know, minor details like that. Its not just with buyers, its with sellers too.

As we move into January, all of a sudden I’m swamped with new listings coming out and my entire team is busy with buyers on the weekends. I’m sure the low interest rates have alot to do with it as well as the pent up demand for homes since new inventory is just now starting to come out again. The homes that have been sitting on the market are what most of the internet buyers see day after day so that’s why I provide these home sale stats so that you can see the sales data and get the true picture of our market.

Chatham NJ 2008 Year End Home Sale Prices, Real Estate Market Stats, and State of the Local Market

Currently ( January ) in Chatham there is normal inventory as compared to previous years, however there have been fewer high end sales over $2M. Many people have been in holding patterns the last quarter of 08 in the upper bracket Chatham market – both buyers and sellers – waiting on bonuses, jobs cuts, elections, etc.. However all of a sudden, the activity is picking up because of the pent up demand in this market.
In December the number of closed sales is right in line with other years as well. The train line towns seem to all be consistent this way. Prices seem to have adjusted to a level where buyers are buying again, but where’s the inventory??? Its a great time to put your house on the market – there is very little competition right now!

Maplewood NJ Home Sale Prices, 2008 Year End Market Stats, and State of the real estate market

If you look at the year end stats for Maplewood in 2008, you’ll see that 19 homes closed in December, which is the same amount that closed in April. Inventory is also low right now so there is alot of pent up demand for new listings. I do believe the lowering of the interest rates have alot to do with that. Its interesting to me that there are very few high end listings in Maplewood right now on the market so if you have an upper bracket Maplewood home to sell, you have ZERO competition!
